Office based in CBD Employment Type: Full-Time & Permanent I am partnering with a leading design-and-build business to recruit a Project Director for their Sydney operations. This is a rare opportunity for a delivery-driven leader to take full ownership of complex subcontract trade packages and deliver high-quality end-of-trip facilities and modern workplace fit-out solutions across Australia. This role is suited to someone in their peak, hungry, accountable, commercially sharp, and ready to build something meaningful rather than maintain the status quo. The Opportunity Reporting directly to the Managing Director, the Project Director will own end-to-end delivery performance across a national project portfolio. You will lead multiple concurrent fit-out and joinery-heavy projects, many within tight site windows and complex Tier 1 and Tier 2 builder environments. This is a subcontract delivery leadership role, not a head-contract D&C position. You will be responsible for de-risking projects before contract execution, enforcing commercial discipline, and ensuring delivery excellence through strong sequencing, contract management, and team leadership. You will lead a small, high-performing delivery team, work closely with builders, consultants, and supply partners, and continue the transition to outsourced manufacturing and third-party logistics. This role offers genuine influence over delivery standards, systems, and culture. Key Responsibilities Delivery & Commercial Leadership Act as the subcontract delivery lead on complex trade packages within Tier 1 and Tier 2 builder environments. Review, negotiate, and approve contracts with a strong focus on scope clarity, sequencing risk, LDs, EOTs, notice regimes, and commercial protection. De-risk projects prior to signing through robust contract reviews, program analysis, and interface planning. Enforce contracts and protect margin while maintaining credible, professional relationships with builders and clients. Program, Sequencing & Technical Control Develop and control detailed delivery programs accounting for short site windows, long lead items, shop-drawing cut-off dates, and trade stacking. Establish clear sequences across design, shop drawings, procurement, manufacturing, logistics, and site installation. Oversee shop drawings to ensure technical accuracy, coordination with other trades, compliance with specifications, and alignment with construction programs. Apply strong fit-out and joinery knowledge across finishes, tolerances, lead times, and trade interfaces. Multi-Project & Financial Management Manage a live portfolio of 10–15 concurrent projects, including several large, complex jobs across multiple states. Monitor cost performance, variations, progress claims, and cash flow to ensure profitability and financial accuracy. Translate pipeline forecasts into actionable delivery plans, resource allocation, and project setups. People & Culture Leadership Lead, coach, and develop the delivery team, putting the right people in the right seats and lifting performance standards. Foster a culture of ownership, accountability, commercial awareness, and continuous improvement. Set clear expectations and hold both internal teams and external partners accountable for outcomes. Systems, Process & Supply Chain Lead the continued transition to outsourced manufacturing and third-party logistics models. Support ERP and project-management system integration to improve visibility, reporting, and delivery control. Refine delivery processes, tools, and documentation to drive efficiency, consistency, and repeatability. Stakeholder Engagement Build and maintain strong working relationships with Tier 1 and Tier 2 builders, consultants, suppliers, and logistics partners. Be Sydney-based and visible, close to builders, sites, and key projects with interstate travel as required. Proven experience running complex trade packages for Tier 1 and Tier 2 builders. Strong contract and risk capability, with deep understanding of LDs, EOTs, notice regimes, scope definition, and sequencing risk. Highly program- and sequencing-focused, comfortable managing tight site constraints and long lead times. Fluent in shop drawings, finishes, tolerances, and coordination with other trades. Confident managing multiple concurrent projects across states. A strong people leader who lifts standards and builds high-performing teams. Builder-credible but commercially tough, you collaborate well but protect margin and enforce contracts. Based in Sydney and willing to travel interstate as and when required. In your peak.
