About the opportunity: As a Portfolio Analyst with our Retail Finance team, you'll be responsible for providing analytical support to internal Leasing, Property Management, Asset Management and Portfolio Management to ensure business decisions are well informed and for the development of asset management strategies. What you’ll be doing • Leasing performance analysis – leasing deal analysis for property metric and income forecasting and reporting • Property management analysis – operational analysis for internal and external reporting • Capital Expenditure portfolio analysis- analysis over portfolio capex spend for internal and external reporting Challenge status quo, identify business improvement opportunities and drive changes Key outcomes • Independently deliver the BAU tasks – deliverable timeline, stakeholder expectations, detailed procedures and any key risks associated • Built sound business partnership with key stakeholders – Head of Finance, Head of Property Management, State Leads, Leasing Executives, National Operations, Head of Asset Management, Challenges • Ability to analyse data from multiple sources and critically appraise responses with a holistic view • Influence decisions for strong financial outcomes • Prioritisation of competing tasks and delivery of results • Service delivery and ensuring compliance with internal controls in a fast-pace environment • Implementation of company wide forecasting solution Your key relationships Internal Stakeholders: Cross-sector finance teams (Property, Fund, Group, Shared Services), Capital Transactions, Property Management, Leasing, Asset Management, Development & Operations, Marketing, Business Improvement & IT External stakeholders: Property Council Australia, Urbis & Shopping Centre Australia, Tenant customers, Asset valuers, Auditors What we’re looking for Behavioural: • Future focused capabilities including self awareness, resilience, agility and generosity • Alignment to Charter Hall values • Exceptional analytical and problem-solving skills • Sound commercial acumen • Big picture approach that is successfully balanced with getting the detail correct • Strong business partnering skills with both financial and non-financial stakeholders • Responsible and reliable – good track records of owning tasks • Demonstrated organisational skills, including an ability to plan, set and prioritise workloads to meet deadlines and to work independently, efficiently, and effectively • Strong communication skills including both verbal and written and presentations • Optimistic, positive and proactive attitude to work • Inquisitive mind with an interest in developing a career in Property industry Technical & Experience: • CA/CPA qualified/ close to qualified (or similar) with 2 years finance/ commercial analytical and reporting experience • Excellent analytical skills, ability to build intuitive, dynamic and robust Excel models • Proficiency with Power BI desirable, ability to build and maintain dashboards • Ability to simplify complex problems into a clear logical framework to support analysis • ERP and digital reporting system proficiency (exposure to downloading data from digital systems for bespoke analysis) • Responsibility for the preparation of budgets and forecasts • Experience at creating, validating, reviewing, and analysis of large data sets • Exposure to the development of management reports Benefits that matter Together, our efforts shape the success of our customers and communities for years to come.
