The full redevelopment will deliver a modern, integrated seniors living community comprising independent living units, residential aged care and shared community facilities, constructed across two major stages. Stage 1, now commencing, includes demolition of existing buildings and construction of 76 new independent living units, with a further 106 units planned in Stage 2, bringing the total to 182 homes upon completion. As a redevelopment within an active, live operational retirement village, the project requires careful planning, strict staging, and a strong focus on resident safety, communication and continuity of access. You’ll be joining the project at site establishment, ahead of demolition works, providing a rare opportunity to let trade packages from day one, with strong continuity expected through to Stage 2 delivery. ABOUT THE ROLE As a Contracts Administrator, you’ll work closely with our Senior Contracts Administrator and Senior Project Manager to deliver the commercial and financial outcomes for Stage 1 of the Nareen Gardens, Bateau Bay project. You’ll collaborate with our site delivery team, subcontractors, and key stakeholders to support cost efficiency, contract compliance, and subcontractor performance on this landmark project. You’ll be responsible for end-to-end subcontract administration, while supporting project leadership with head contract management and financial reporting. YOUR DAY-TO-DAY WILL INCLUDE Procurement: Maintain a project procurement schedule, prepare tender packages, scopes of work and comparisons, and procure subcontractor and supplier packages in line with the schedule. Subcontract Administration: Manage subcontract agreements, including performance tracking, claims, variations, RFIs and notices, protecting Growthbuilt’s commercial position while fostering positive relationships. Claims Assessment & Payments: Assess and process subcontractor payment claims in line with site progress, agreed scopes, and commercial compliance, ensuring any payment schedules are issued in strict accordance with the Security of Payments Act where applicable. Project Reporting: Prepare monthly project review submissions including EOT registers, forecast cost schedules, variation schedules, cash flow forecasts and risk registers, with oversight from the Senior CA, and contribute to presentations to senior leadership. Cost Control & Value Engineering: Identify opportunities for savings or value-add through careful scope management, without compromising quality, safety or client outcomes. Project Delivery: Work closely with the Senior CA, Project Manager and site team to resolve any contractual issues quickly, keep the program on track, and maintain clear communication with the client team. Head Contract Support: Review entitlements and obligations under the Head Contract, and assist the Senior CA with preparing any variation submissions, EOTs and delay notices. Document Control: Ensure project records and documentation are maintained, including subcontractor quality and safety documentation in line with contract requirements. Mentoring: Provide guidance to graduates and cadets, supporting their professional growth and development. This role is ideal for a rising star CA who is confident running their own procurement and reporting processes, but values collaboration and support as part of a broader commercial team. It’s an excellent opportunity to deepen your commercial expertise on a large, multi-stage pipeline of work and progress towards senior commercial leadership or project management roles in the future. ABOUT YOU You are a capable and highly driven Contract Administrator with the confidence to take on end-to-end processes while learning from senior colleagues. You’re detail-oriented, resilient, commercially savvy, and ready to step into a complex project environment. 5 years’ post-graduate experience in contract administration within the construction sector, or have completed at least two Tier 2 projects from head contract award to practical completion with a D&C builder Experience procuring trades, negotiating subcontracts, and managing subcontractor performance Strong knowledge of subcontract claims, variations, progress payments, and reporting Prior exposure to preparing financial reports, forecasts and supporting overall project cost management High-level stakeholder communication skills and ability to foster strong subcontractor relationships A proactive problem-solver who works well in a team and is eager to mentor junior team members Not sure if you tick every single box?
