About the opportunity: Purpose - Deliver the VIC, SA & TAS capital works program across the Office portfolio with the aim of maintaining the quality of the portfolio, retention, realising sustainability goals and attraction of new tenants, growing rental levels and optimising the profitability and investment returns. - Provide operational and technical advice to the broader Office Asset and Property Management teams in VIC, SA & TAS. - Interface with the Capital Works team nationally in relation to quality, WHS and specific Office initiatives. - Efficient delivery of projects on time, on budget, with minimal impact to Charter Hall tenant customers. - Support the National Lead – Capital Works in the delivery of National CAPEX initiatives. - Support the National Lead – Capital Works in the preparation and verification of CAPEX House Views for your relevant state. - Provide leadership to Assistant Capital Works Managers, delivering support and mentoring both within your region and cross regionally. What you will be doing Deliver the VIC, SA & TAS capital works program across the Office portfolio, including (but not limited to): - Managing the scoping, coordination, planning, outsourcing, delivery, reporting and governance of the VIC, SA & TAS (Office) capital works program. - Making use of Charter Hall platforms, systems and processes – ensuring delivery is consistent of that undertaken in other regions. - Ensure WHS&E best practice is consistently applied for all capital works, inclusive of management and reporting in line with local legislation and in accordance with Charter Hall requirements. - Ensuring the efficient delivery of projects on time, on budget, with minimal impact to Charter Hall tenant customers. - Budget preparation, budget management and expenditure control, in relation to projects under management. - Financial reporting including management of capital works fees. - Management of external Project Managers, consultants and contractors in relation to projects within your region. - Producing detailed capital expenditure submissions and reporting. - Undertake annual budgeting and project tracking in collaboration with Asset and Property Management. - Assisting with tenant issues where Asset/Property Manager involvement/direction is required i.e. disputes, make good etc. - Regularly liaising with the National Product and Delivery Director, National Lead – Capital Works, Regional Portfolio Managers, Asset Managers and Property Managers regarding the delivery of the capital works program in VIC, SA & TAS. - Providing leadership support to the National Lead – Capital Works including (but not limited to) attendance at meetings where the national lead is not available. - Interstate travel as required. Provide management support including (but not limited to): - Assisting the National Lead – Capital Works with delivery of Capital Works in VIC, SA & TAS. - Where required, assisting in the delivery of National CAPEX initiatives. - Providing strategic technical building capital upgrade advice to key stakeholders in a manner that enables stakeholders to make commercial decisions that minimise financial risk, add value and positively impact the tenant customer. - Assisting the Transaction Services team in coordinating, reviewing and analysing third party due diligence reports as required for both acquisitions and disposals. - Performing regular site visits and attending monthly management meetings. - Maintaining and improving WHS reporting including coordination of auditing, reporting and implementation of compliance strategies. - Assist the ESG and National Capital Works Manager to improve sustainability performance and implement key sustainability strategies. - Work with the Asset Management Team, Place and Experience Team, Development Team and ESG Team on major building repositioning projects as required.
