The Maintenance Lead ensures the smooth and efficient operation of repairs and maintenance activities across Nesti’s residential and commercial properties. As a member of the Management team, the Maintenance Lead will also perform a wide range of maintenance tasks, repairs, and general upkeep to work with the maintenance team to maintain the safety, functionality, and aesthetic appeal of properties managed by Nesti Housing. Key Responsibilities: Perform responsive and preventive maintenance tasks to minimise potential matters and ensure properties are in good condition. Conduct annual asset inspections of properties to identify maintenance needs and safety concerns. Ensure compliance with all relevant safety regulations and standards, including contractor inductions. Identify and address safety hazards in common areas and individual units. Maintain and enhance the appearance of properties by performing landscaping and gardening activities where required. Maintain accurate records of maintenance activities, including work orders, repairs, and inspections in prescribed systems. Coordinate and oversee the work of external contractors and vendors for specialised repairs and maintenance projects where required. Obtain quotes and assess vendor performance to ensure quality services at reasonable costs. Liaise with Property Management, clients, and tenants to address maintenance concerns and provide updates on maintenance schedules or potential disruptions. Report to the Asset Maintenance Supervisor through open communication and provide regular updates regarding maintenance needs and progress. About you: Proven experience as a Maintenance Officer or similar role, preferably in the property management or community housing sector. Strong knowledge of maintenance practices, repair techniques, and building systems. Familiarity with safety regulations and procedures in Western Australia. Excellent problem-solving skills and the ability to work efficiently and independently. Strong organisational skills and attention to detail in record-keeping and documentation.
