Ray White Glenelg is looking for an experienced and driven individual ready to join their growing, energetic and high-performing team as a Property Manager someone who is able to manage a portfolio of 200 properties. Be to be part of Australia’s largest real estate network. Skills, Duties, and Responsibilities: Listing properties and organizing showings for prospective tenants. Evaluating and approving potential renters by checking references, credit history and proof of income. Take charge of a dedicated residential portfolio, acting as the main point of contact for tenants, addressing their concerns and enquiries promptly and professionally. Manage owner communication, maintaining strong relationships, providing updates on property performance and addressing any concerns. Arrange and manage repairs and maintenance through tradesmen. Provide updates to both tenants and owners. Ensure all properties meet all legal and safety standards, including pool safety, smoke alarms and landlord insurance requirements Coordinate lease agreements, renewals, and terminations in accordance with South Australian legislation. Conduct routine property inspections, prepare inspection condition reports, and arrange necessary repairs or maintenance. Manage rental income, portfolio arrears, and tradesman’s invoices. Provide regular financial reports to owners. Collecting rent and managing all financial accounts related to the property. Conduct a Comparative Market Analysis to determine a fair market price, offering valuations and advice for buying and selling properties and businesses, and structuring the terms of settlement. To be considered for the position you must possess the following: Relevant qualifications and at least 2 years’ experience in a similar role. Excellent verbal and written communication Excellent time management and strong attention to details. High-level problem-solving and dispute-resolution ability Professional customer service and tenant relations In-depth knowledge of the Residential Tenancies Act 1995 (SA).
