Purpose of the Role BGIS is seeking an experienced Operations Manager to lead the strategic delivery of asset maintenance management and compliance for a high-profile Melbourne venue. Reporting to the Account Manager, you will oversee both reactive and planned maintenance, lifecycle planning, and compliance obligations across the site portfolio, ensuring services are delivered efficiently, safely, and to the highest standards. The ideal candidate will be a collaborative and approachable leader, with strong attention to detail, excellent relationship-building skills, and a passion for operational excellence. Key Responsibilities - Lead the day-to-day management of both reactive and planned maintenance across the site portfolio. - Implement and maintain the asset maintenance management strategy, ensuring compliance with statutory, contractual, and client requirements. - Analyse asset data, lifecycle information, and maintenance performance, providing recommendations for improvements, replacements, and redundancy planning. - Support the FM team with technical guidance, subcontractor oversight, and quality assurance processes. - Monitor operational budgets, ensure accurate financial reporting, and assist with forecasting and procurement. - Foster positive relationships with clients, subcontractors, and stakeholders, maintaining high standards of service delivery. - Promote a collaborative, supportive, and safe working environment, coaching and mentoring team members. Education, Experience & Skills Essential: - Experience in property, facilities, or asset management, including managing reactive and planned maintenance. - Strong technical knowledge of building services, compliance, and lifecycle management. - Proficiency with CMMS and standard desktop applications (Word, Excel, Outlook). - Demonstrated ability to manage teams and subcontractors in complex environments. - Understanding of QA, OH&S, and environmental systems. Desirable: - Formal qualifications in Facilities Management, Building Management, or related disciplines. - Experience in high-profile public venues or complex commercial properties. - First Aid and additional compliance or environmental training.
