Site Manager - Independent Living Units - Dubbo Permanent Role | 18-Month Project Duration | Residential Seniors Living Development | Start Early August We are seeking a highly capable and experienced Site Manager to lead the on-site delivery of a new Independent Living Units project in Dubbo, NSW. This important 18-month development will comprise primarily single-storey free-standing homes and duplexes for seniors, with extensive civil works, infrastructure reticulation, internal roads, and landscaping also included. This is a unique opportunity to take charge of a meaningful, community-focused project from mobilisation through to handover. The successful candidate will play a key leadership role, overseeing daily operations and ensuring construction quality, safety, and timelines are upheld. You will be supported by an experienced team including a Site Foreman and Project Manager. The project will commence in early August 2025, and the ideal candidate will begin 4-6 weeks prior to support site set-up and pre-start activities. An immediate start is available for the right candidate. Key Responsibilities Site Leadership & Construction Delivery Manage the day-to-day operations of the site across all stages of the 18-month program. Coordinate and supervise all site-based works including civil, structural, architectural, and landscape scopes. Plan and sequence activities in line with the construction program and critical path. Ensure the efficient management of labour, materials, and equipment. Team & Stakeholder Coordination Lead and mentor on-site staff, trades, and subcontractors. Work closely with the Project Manager and Site Foreman to meet program and project goals. Liaise with consultants, clients, local authorities, and suppliers to ensure smooth project progression. Quality, Compliance & Safety Enforce compliance with Australian Building Codes, project specifications, and WHS legislation. Conduct safety inductions, toolbox talks, and ongoing risk assessments. Oversee site QA and ensure a high standard of work across all trades. Maintain accurate documentation of safety, quality, and site activities. Project Progress & Reporting Track construction milestones, identify delays or challenges, and implement solutions. Report regularly to the Project Manager on program status, risks, and required actions. Coordinate site inspections, defect rectification, and handover processes. Candidate Requirements Proven experience as a Site Manager on medium-scale residential or community housing projects. Prior work on seniors living, aged care, or accessible housing highly regarded. Sound understanding of all construction phases including early works, civils, and finishing. Deep knowledge of Australian Standards, BCA, and WHS requirements. Ability to read and interpret detailed drawings, specifications, and construction documentation. Strong organisational, leadership, and problem-solving skills. Proficiency in MS Project and MS Office; knowledge of Jobpac, Cheops, Bluebeam, CAD, or Levesys is an advantage. Trade qualification or tertiary background in construction or project management preferred. Valid White Card and Australian C Class Driver's Licence (MR/HR licence advantageous).
