Job Description The Commercial Building Services Manager is responsible for planning, coordinating, and delivering capital works and technical upgrades across a premium commercial property portfolio. This role sits within a collaborative operational team, as part of a cross-functional group supporting operational and project-based outcomes. Key Responsibilities: Plan, coordinate, and deliver Capital upgrades, refurbishment, and infrastructure replacement projects from initial concept to project close-out. Develop detailed scopes of work, performance criteria, and project schedules in consultation with the Technical Services Manager and relevant stakeholders. Manage the full contract lifecycle, including tendering, onboarding, milestone tracking, and contract close-out. Interface with the Senior Facilities Manager and operational team to ensure alignment between Capital works and day-to-day facilities operations. Monitor project impact on building performance and support sustainability goals (e.g. Green Star, WELL, NABERS ratings, water and energy efficiency upgrades). Manage and supervise the performance of all project contractors and consultants on site, ensuring WHS compliance, adherence to schedules, and quality standards. Ensure all Capital works meet statutory and regulatory compliance under the NCC, WHS legislation, Australian Standards, and local authority requirements. Maintain risk assessments, safety documentation related to all projects and building services works Coordinate required inspections, signoffs, certifications, and defect rectifications.
