Position Summary:
The Director of Construction role is responsible for leading the day-to-day 6PM team functions from start of development through commercial operation for a portfolio of hospitality projects. The Director will manage project managers and purchasing agent reporting to them. This includes site selection, pre-construction planning, entitlements, permitting, budgeting, and overseeing construction activities. The successful candidate will ensure that all project goals, including timelines, budgets, quality, and safety standards, are met. They will also work closely with various teams, including architects, engineers, contractors, and other stakeholders on behalf of the ownership groups.
Position Responsibilities:
- Oversee all aspects of the management of new developments, ground up construction and hotel renovations.
- Manage the pre-construction and construction process from an ownership perspective including but not limited to preparation of estimates, plans and specifications, permitting, bidding, and finalizing construction contracts within established parameters.
- Assist in evaluating land acquisitions.
- Review due diligence materials and present findings to Management on the viability of sites for development.
- Assist consultants in obtaining necessary planning and zoning approvals.
- Oversee the preparation of construction schedules and budgets.
- Work with General Contractors to drive the selection process of contractors through an RFP process and make recommendations to management.
- Manage General Contractors and/or sub-contractors to ensure timely, on-budget delivery.
- Regular on-site inspections for progress & quality.
- Provide weekly construction reports to Management and internal team members.
- Assist the legal team in managing contracts, easements, and any necessary agreements required for development.
- Monitor trends in the local construction market including pricing and availability of materials and labor.
- Research design and construction alternatives and value engineering opportunities that will enhance new developments without compromising functionality or life cycle costs.
- Interface with various public agencies and develop working relationships.
- Understand & convey the inherent risks associated with a particular project.
Position Requirements: - Minimum 15 years’ experience in commercial development, entitlement, ground up construction and renovation projects with 10 years in a Project Manager or more senior role.
- Thorough knowledge in all aspects of building systems, plan set review and construction schedule creation and optimization

Occupational Risks: Some portions (10-50%) of daily assignments involve occupational risk, such as cuts, burns, exposure to toxic chemicals, injuries from falls, or back injury sustained with assisting in moving, lifting, or positioning equipment or materials
Ergonomics Risks: Significant portions (more than 50%) of daily assignments involve ergonomic risk, such as regular repetitive tasks, forceful or prolonged exertions of the hands, vibration, cold temperatures, heavy lifting, pulling, pushing, or carrying of heavy objects, poor body mechanics, restrictive workstations, or awkward postures
Safety: Responsible for adhering to all safety policies and procedures of 6PM Hospitality Partners.
Required Travel: Position regularly requires travel to other 6PM properties or client locations, sometimes overnight. Including regular travel to industry and trade events.
